How we work

At every stage you know what we are doing and which decision is yours to make.
Property analysis
We view the property and discuss its strengths and weaknesses. We check its legal status and documents and point out what is worth completing before the sale begins. We recommend an asking price that reflects the local market and your plans.
Photo shoot and home staging
We advise on preparing the interiors for presentation and organise a professional photo shoot. We show the property in the best light, without misrepresenting its character. We agree the scope of home staging with you before any work starts.
Listing and promotion
We write a description that answers buyers’ questions before they ask them. We publish the listing on the largest portals, share it with partner agencies and recommend it directly to clients from our database. If you value discretion, we can look for a buyer off-market, without a public listing.
Viewings and negotiation
We answer questions from interested parties and conduct the viewings. We keep you regularly informed about the response to the listing. We help you assess offers and negotiate the price, dates and other terms.
Contract and handover
We coordinate the preparation of the contracts and the contact with the notary, the buyer’s bank and the other party. We help you gather the documents and stay with you until the handover protocol is signed.
